Masonry Foundations

Modern masonry foundations are made from concrete rather than bricks or stone like used in the past. Often times concrete is used in combination with steel rebar for added stability and structural integrity. The purpose of a modern masonry foundation is to support the weight of a structure while distributing the weight across subsurface strata, and to act as an anchor for the structure.

Masonry foundations consist of masonry units that come in different shapes: rectangular, half-beams or "H" sections, arches, or specially shaped blocks called corbels. These masonry units are stacked on top of each other and are held together with mortar. Mortar is cement based adhesive used to connect masonry building materials.

How much does it cost to fix the foundation of a house?

The cost to repair the foundation of any building has a large range. It depends on the amount of degradation that has already occurred to the foundation. However, it can cost anywhere from $3,000-$4,000 dollars up to $50,000-$80,000.

Are foundation repairs worth the cost?

The short answer is, YES!

This is another answer that depends on your end goals and your budget. However, foundation repairs are extremely important to take care of if you decide on continuing to reside within the structure. A deteriorating foundation can cause eventual collapse causing extreme harm and damage.

Will homeowners insurance cover the costs of foundation repair?

Technically, yes. Your homeowners insurance includes foundation repair. However, many of the instances that cause foundational damage to a property are excluded from being covered by a standard homeowner's policy. Be sure the check your homeowner's insurance policy for details on whether or not your home's insurance will cover foundation repair.

What happens if you don't fix foundation?

The pier and beam foundation will start to decay if you don't fix it. Masonry Foundation Building Techniques

Masonry foundations function much in the same way as other types of foundation systems. Depending on what time of year you are building, where you are building and the type of soil found below the surface, there are different methods used to hold masonry foundations in place. For example, foundations can be erected above a pile system or an exoskeleton, if it is necessary to do so. This allows them to bear more weight than their traditional counterparts. Another method for reinforcing masonry foundations is by pouring concrete directly into the drilled holes that have been placed within the supporting strata. This method is used when high-strength materials are needed or when surrounding soils require extra strength and stability.

More on Masonry Foundations

Foundations come in many depths: high-rises have much greater depth requirements than homes in order to maintain its stability due to its increased height. Retrofitting a foundation is also simpler for a  home residence, since the structure is relatively smaller, it is more manageable to be jack up off of the foundation to undergo a foundation replacement.

These are some warning signs that you should start thinking about replacing your building's foundation may need to be repaired.

  • Cracks in the exterior or interior of the foundation
  • Cracks in the interior of the sheetrock
  • Window and door frame separation from structure
  • Out of square doors and uneven or bouncy floors
  • Tile cracks
  • Expansion Joint Separation
